Keppel Thailand's Northern Enclave

New Arcadia housing estate is an improvement over earlier versions

Villa Arcadia Wacharpol is Keppel Thai properties' second excursion into the local detached-housing market. Located in the northern Wacharapol area of Bangkok, off Ram-Indra Road, the 78-rai estate contains 270 homes with prices starting Bt5.3 million for its smallest 51-square-wah plot.

The smallest unit will have 168 square metres of built-up area.

The second smallest is Type B, which offers 205 square metres of usable space with prices starting from Bt6.4 million.

The homes are almost similar to those in its earlier project on Srinakarin Road, except the new designs have adopted a number of features that do make them impressive improvements from earlier models.

For instance, the Type-B units in Wacharapol employ more outdoor areas, with usable verandahs and some balcony spaces for bedrooms upstairs. The overall feel is bright and airy.

Because of the compact plot sizes, the developer has ensured every inch of built-up area is efficiently used. As a result these units possess some of the better floor plans that are available for detached housing, with little of the glitches that accompany the designs by amateur builders.

There are show units at the site that help buyers decide if the homes meet their needs. The company is constructing units at the site, which will probably take a few months to complete.

As such the waiting time to move in should be shorter than the two- to three-year wait for residential condominiums.

The estate is bright, neat and manned by polite security guards.

During the current promotion period, buyers will receive three air-conditioners for each of the bedrooms.

The location of Wacharapol may sound a bit far, and having a car is almost mandatory.

But the second-stage expressway and other new roads have changed this once sleepy zone into a bustling residential enclave in the past five years.

The existing infrastructure is already becoming insufficient as the population explosion in this part of Bangkok continues to grow unabated.

Noble and Land & Houses were among the earlier pioneers. The Arcadia site is about a kilometre from these developers' projects. In retrospect the Arcadia location, though being a little deeper in Wacharapol, avoids the traffic clutter and retail mess that engulfs the more developed end.

The advantage of living in northern Wacharapol as opposed to the eastern Bang Na area is that the soil does not suffer so badly from land subsidence. Another excellent reason that many people favour the area is the absence of heavy industrial traffic such as convoys of container trucks and speeding busses that foul the Bang Na-Trat Highway as well as Sukhumvit Road on a non-stop basis.

The sales office at Wacharapol is staffed with CB Richard Ellis sales representatives. The first thing visitors are given is a form to establish their identity and contact address before a tour is conducted.

While these formalities are less common these days at quality projects, it is interesting to note how some old habits never change even as the marketplace turns a bit more sophisticated.
